Why it matters here

You cannot see drainage in a photograph, and the fence in it might not be where you think.

Two tracts on the same farm road can sit thousands of dollars an acre apart, and the reason is rarely anything you could photograph from the gate. Soil does it. So does frontage, drainage, and who kept the minerals when the place last sold. Three blocks matters in town too.

Knowing which is which took years of driving these roads. Everything after that is paperwork.

Houses in town and out of it. Paris lost most of its downtown and much of its housing to the fire in 1916 and had rebuilt inside three years, which is why the stock here looks so consistent. Brick, deep porches, big trees over the street.

Homesites, hunting tracts, timber, pasture. Lamar County carries a couple of hundred land listings at any given time. Two of them on the same road can be worth very different money.

Working places, and places to run a few head. Fencing, water, soil, road frontage, mineral position, all of it moving the number in ways a drive-by will not catch. We walk it first.

Storefronts, shops, offices, buildings on the square. Most of it is early twentieth century brick, and the difference between a good one and a money pit is usually the roof and who has been looking after it.

Five counties, two states, and the towns inside them.

Paris was laid out in 1845. Clarksville is older than that, founded in 1833, back when this corner of the state was still deciding whether it belonged to the Old South or the frontier. And the Red River, which is the state line, has never held still — the boundary runs along the south bank rather than down the middle of the channel. Reading the records properly is part of the job.
